JOB DESCRIPTION: Property Manager

Position: Property Manager
Reports to:
Area Property Manager
Status:
Non-Exempt
Purpose:
Manage the well-being of a multi-unit complex and its tenants.

Education:

  • High School Diploma
  • Driver’s License

Responsibilities:

  • Making sure the property is clean and presentable at all times.
  • Coordinate with maintenance to repair damage inside of units and around the property.
  • Coordinate and attend tenant events throughout the year to help with renewal efforts.
  • Mediate conflict between tenants in a professional manner and be able to help tenants come to a reasonable conclusion.
  • Become familiar with all appropriate Federal, State, and regulatory agencies and their requirements.
  • Maintain petty cash expenditures by keeping, organizing, and recording any and all receipts and delivering them to the corporate office in a timely manner.
  • Develop, report, and stick to budgets for events, property improvements, maintenance, and other projects.
  • Reach out to neighbors, local businesses, and other apartment complexes in town to develop positive relationships and improve the public face of the apartment complex and Iceburg Housing as a whole.
  • Train, supervise, and monitor property employees to make sure they stay on task so that projects are getting done in a timely fashion.
  • Coordinate snow removal from parking lots during wintertime.
  • Work with the Area Property Manager to resolve issues with security and safety around the property.
  • Assist the leasing agent with marking the property to prospective tenants by being able to give tours and welcome new tenants when they go to move into their units.

Requirements:

  • Must be people oriented, and willing to work with tenants and the community as often as requested and needed.
  • Must be self-motivated to act when things need to be done.
  • Needs to be organized and efficient in how they get tasks done and how they use company resources.
  • Able to take responsibility for the property and staff that they manage.

 


Janitors must understand customer service and keep assigned areas, such as office, commercial, industrial, or institutional buildings in clean and orderly condition. Work successfully with fellow employees & others. Understand and follow instructions, both verbal and written. Explain how to complete a task and understand instructions for tasks using basic communication skills.

Job Type: Part-time

Pay:

Education: Highschool or equivalent

Responsibilities:

  • Perform cleaning duties such as cleaning floors, restrooms, hallways, etc
  • Emptying trash, sweeping, and cleaning surfaces
  • Keep buildings in clean and orderly condition
  • Sweep, and clean restrooms
  • Mopping, dusting, washing floors, vacuuming, cleaning windows
  • Empty and clean all trash receptacles
  • Mopping, scrubbing floors, vacuuming and spot cleaning carpets
  • Removing trash and sanitizing trash containers and replenishing restrooms supplies.

 


Position: Leasing Agent
Reports to:
Area Property Manager
Status:
Non-Exempt
Purpose:
To carry out the leasing efforts of multiple multi-unit housing properties.

Education:

  • High School Diploma
  • Driver’s License

Responsibilities:

  • Be responsible for marketing properties including managing social media accounts, designing posters, and other marketing materials.
  • Present the property and units in an enticing manner to prospective tenants, and sell them sufficiently so that they want to sign a lease.
  • Be responsible for new and renewed leases
  • Be responsible for collecting past due rent, resolving delinquent tenant accounts, and issuing notices to tenants for non-payment of rent.
  • Be responsible for carrying out evictions of tenants who are in violation of the lease.
  • Be responsible for answering tenant questions and concerns about the lease agreement.
  • Properly manage and organize both physical and digital files according to company policies.
  • Work with maintenance and property managers to coordinate unit turnovers.
  • Refund deposits to past tenants in a timely manner.
  • Other responsibilities as occasion requires.

Requirements:

  • Needs to be detail oriented, and able to see inaccuracies in information.
  • Ability to clearly communicate lease documents to potential tenants in a way that is easy to understand by people of all ages.
  • Must be able to remain confident in times of stress.
  • Must be able to maintain the confidentiality of information.
  • Must be able to make good first impressions both in person and over the phone.
  • Must be able to keep accurate records using Microsoft office, One Drive, and Property Management software.
  • Must be able to effectively prioritize multiple tasks at once.
  • Needs to have the tenacity to effectively follow up with prospective and current tenants for a sale/renewal.
  • Ability to arrive to work on time and start tasks in a timely manner.

 


Position: Maintenance Tech
Reports to:
Area Property Manager
Status:
Non-Exempt
Purpose:
Manage the physical condition of tenant units, common areas, and property grounds.

Education:

  • High School Diploma
  • Driver’s License
  • Must have a basic understanding of plumbing, electrical, HVAC, and dry walling.

Responsibilities:

  • Arrive to work promptly and on time ready to work.
  • Resolve outstanding work orders quickly and professionally.
  • Able to collaborate with workers and other professionals during renovations.
  • Work with property managers to address defects in the building and property.
  • Accept on-call responsibilities and respond to emergencies/safety hazards.
  • Perform cleaning activities such as dusting, mopping, etc.
  • Keep up with lawn care and landscaping of the properties.
  • Be proactive in identifying problems and issues that need to be addressed at the properties.

Requirements:

  • Must provide own basic hand tools (i.e., hammer, screwdriver, pliers, etc).
  • Must be able to pass a drug screening and physical.
  • Must have a car to get to and from job sites.
  • Must be able to lift 80lbs
  • Must be able to work inside and outside for long periods of time.
